Analysis and design of use of former residential buildings in Nové Sady Street in Brno

The submitted thesis deals with a specific case of dilapidated buildings on Nové sady streetin Brno, Czech Republic, which belongs to the so called "brownfields". The goal of the thesis is to undertake necessary analyses so that the best way of future utilization of these buildings can be defined and, with a respect to the surrounding buildings, a proposal of other suitable objects prepared. At the end, evaluation of the entire project is done. A also mention some potential benefits of the proposed solution - for the immovable properties owners as well as for the neighborhood.

Abstract: The Bachelor´s thesis is finding a design solution for the new City hall situated in Brno. It replaces the current one which has a lack of space. Primary quest is to revitalize the area by bringing a new functions. Thanks to its location it has a big potencial to become nice and attractive place. Based on urbanistic studies in this area, it has been decided to add an apartment houses next to the city hall. The important part of the concept is the light, which is forming the shape of the buildings. But the problem lies on the top of the block, where it is almost impossible to get the sun beams into the building. Therefore the top part is removed from the mass form, creating two blocks. The first one is moving foward. The second one is pushed back, opening the space in front of the City hall and also letting the sun beams to spread in-between the two blocks.

The aim was to create a functioning urban structure with high population density combined with smaller offices and shops. An important feature is the rise up density of the existing urban structure. Emphasis is placed on the views of the dominant Petrov Spilberk that this area offers.

As the location is in close proximity to the historic center of Brno, great emphasis is placed on the potential of the location and the maximum use of land.
